Summer is the perfect time to stage your patio, deck and other outside spaces if your home is on the market! Remember, staging your home does not need to take a ton of time or money. See how we took this patio from drab to inviting in just a few minutes and using only items that the client already had around her home. Here are a few things to consider before staging your home or contacting a professional to assist you.

Nestled among lush trees and song birds, sits this adorable patio deck. As seen in our before picture, this outdoor space was not showing its great potential. Our goal in this instance is to stage the deck and highlight its features for interested buyers. We needed to do this with a budget of $0...keep reading to find out what we did!
Instead of spending a couple hundred on new outdoor furniture, we were able to use a basic patio set that was being stored in the client's shed. We washed up the patio set and added throw pillows found inside (as these are not weather proof cushions, they will only be used for the staging - during showings/open houses). See how this simple patio set helps to define the space. This, along with a just a little staged decor now draws one out to sit and enjoy!
DECLUTTER & DE-PERSONALIZE
While you may be crazy about your froggy collection (or your lighthouses, teddy bears, Harley Davidson decor, etc....) not all potential buyers can appreciate your personal sense of style. Remember, our purposes here are to stage the home so it sells, rather than designing a look tailored to a specific client's taste. It is important to stash away collectibles (also family pictures, monogrammed items, etc) in order to both declutter and de-personalize your space when your home is on the market. Once again (the point of staging), the goal is for potential buyers to get a great first impression and be able to envision themselves living in this space.
With a few staged accessories, potential buyers can now immediately see a purpose for this space. We want them to envision themselves enjoying their morning coffee and the paper out here....or perhaps unwinding at the end of the day around a small patio fire pit. There are many ways this deck could be staged and upgraded. Remember, our goal here was to stage without spending a penny, using items the client already owned in order to create an oasis in which buyers can see themselves living.
